The Design Statement


The proposal is for a boutique hotel with approximately 12 rooms, a fine dining restaurant, cafe and bar; a leisure facility offering a swimming pool, gym and spa; and 30 two bedroom, and 8 three bedroom duplex or split level semi-detached deck houses.  The site measures approximately 2.1 hectare.

The concept is to strengthen the rural quality and existing natural habitat, with a wild flower meadow running across the site and offer second homes, each with their own stunning view across the valley.  To achieve this the buildings are arranged in tiered positions on the slope.  The material which is to be used is Devon flint and texture rich brick.

Type D

The proposed development will reduce the amount of hard and impermeable surface currently on the site.  The buildings will all have ‘Green Roofs’, which is where the flat roofs will be covered in local soil and crushed brick allowing wild flowers to grow.  The footprint of the meadow displaced by each building is largely resupplied at roof level.  In order to further reduce the level of surface water run-off, three small ponds are placed at the bottom of the site.  The only internal path will be kept to the back of the site to allow cars access to the car parking areas, and this pathway will be permeable.

Site access will remain on Seaton Down Hill, with the secondary access from Harepath Hill being used initially for construction traffic and latterly as an emergency access point.  Just to the right as you enter the site from Seaton Down Hill you will immediately see the Gatehouse.  This is a circular building which will encompass a variety of leisure options, available to both holiday guests and Seaton residents.  On the entry level you will find the reception, a coffee shop and a 72 cover restaurant with a glass front so the views of Axe Valley can be enjoyed.  On the lower level, which can be accessed via a lift or staircase, there is a 15 station gym, a swimming pool and Spa treatment rooms and thermal suite.  The pool and gym also enjoy a glass front so that once again the views can be enjoyed.  After the initial public consultation improvements to this design as recommended by the residents of Seaton were incorporated.  These included a larger pool and gym area.
